Equestrian Manor is one of those rare places where Scottsdale’s equestrian past and its modern luxury lifestyle come together.
Located in the highly desirable 85254 ZIP code near Cactus Road and 60th Street, Equestrian Manor is a private, guard-gated enclave of custom estates on unusually generous homesites. Although properties carry a Scottsdale mailing address, the neighborhood sits within the City of Phoenix while enjoying a location closely associated with Scottsdale living.
Today, buyers know Equestrian Manor for privacy, substantial custom homes and some truly impressive new luxury construction. But long before multimillion-dollar estates defined the neighborhood, this property was associated with something else Scottsdale became famous for around the world:
Arabian horses.
The history of Equestrian Manor is closely connected to Tom and Genevieve Chauncey and the Arabian horse industry that helped establish Scottsdale as an international equestrian destination.
A 1982 United Press International story about the booming Arabian horse industry described the Chaunceys' operation as a home called Equestrian Manor, where the residence was connected to an extraordinary equestrian facility containing 98 stalls.
That history is important because the Arabian horse business was once a major part of Scottsdale's identity. Breeders, trainers, owners and buyers came to the Valley from throughout the United States and around the world, particularly as the Scottsdale Arabian Horse Show grew in prominence.
For me, that history is also personal.
I grew up around the Arabian horse business here in Scottsdale. My family operated an Arabian horse ranch, and my father, Ed Grandon, was involved with producing the Scottsdale Arabian Horse Show. When I was growing up, I didn't think of Equestrian Manor primarily as a luxury subdivision. I knew it as one of the area's significant Arabian horse facilities.
That's part of what makes watching the evolution of this property so fascinating.
Over the decades, the original equestrian property evolved as portions were developed into residential estates. Homes began appearing in the community in the 1970s, and over time many of the original stable areas gave way to custom residences.
What emerged was a neighborhood unlike the typical master-planned development.
Equestrian Manor's homes were created over different eras rather than being built all at once by a single production builder. As a result, there is tremendous variety in architecture, home size and design.
You'll find established ranch-style and Southwestern-influenced residences alongside Mediterranean and contemporary estates—and increasingly, dramatic new custom homes that rival luxury properties found throughout Scottsdale and Paradise Valley.
The lots are a major part of the attraction. Many are approximately three-quarters of an acre or larger, providing room for substantial residences, pools, guest houses, outdoor entertaining areas and resort-style backyards.
That amount of land has become increasingly difficult to duplicate in this part of the Valley.
Another defining characteristic of Equestrian Manor is its privacy.
The neighborhood offers a guard-gated entrance, private streets and quiet residential cul-de-sacs, creating an atmosphere that feels surprisingly secluded considering how centrally located it is.
The community's original governing documents date to the 1970s and reference common areas, roads and even equestrian easements—a reminder of the property's original character.
Today, however, Equestrian Manor is primarily known as an exclusive custom-home community rather than a traditional horse-property neighborhood.
Location is another major reason Equestrian Manor remains so desirable.
The community is positioned near Cactus Road between approximately 60th and 64th Streets, putting residents within minutes of many of Scottsdale and North Phoenix's most popular destinations.
Kierland Commons and Scottsdale Quarter are nearby, as are numerous restaurants, resorts, golf courses, shopping destinations and entertainment options. Access to both the Loop 101 and State Route 51 also makes it convenient to reach Downtown Phoenix, Sky Harbor International Airport and other parts of the Valley.
There's another interesting Scottsdale quirk here: 85254 is one of the Valley's famous Scottsdale-address/Phoenix-services areas.
That combination has long made this portion of the Valley unique. Residents can have a Scottsdale mailing address and lifestyle while technically residing within Phoenix city limits.
Equestrian Manor isn't a cookie-cutter neighborhood.
Recent and established homes demonstrate just how broad the community can be. Properties can sit on approximately 0.8- to 0.9-acre homesites, and the neighborhood includes residences ranging from substantial traditional estates to enormous contemporary custom homes.
Some homes have been completely rebuilt or replaced as buyers recognize the value of obtaining a large parcel inside a centrally located guard-gated community.
That's why when an older Equestrian Manor property comes to market, buyers aren't necessarily looking only at the existing house.
They're looking at the land, location, privacy and opportunity.
In a built-out part of Scottsdale and North Phoenix, finding a large custom homesite behind a guarded gate is increasingly difficult. Equestrian Manor provides something that simply cannot be recreated easily: established land in an exceptional central location.

Yet its name still tells you where it came from.
For those of us who grew up around Scottsdale's Arabian horse community, Equestrian Manor represents a piece of local history that hasn't completely disappeared—it has simply evolved.
Today, behind the gates you'll find luxury estates, mature landscaping, large homesites and remarkable custom architecture.
But underneath all of that is still a piece of Old Scottsdale's equestrian heritage.
Because Equestrian Manor is relatively small and homes do not come onto the market frequently, buying here can require patience and local knowledge. Individual properties also vary dramatically in age, condition, architecture and redevelopment potential, making neighborhood-specific experience particularly valuable.
